Zoning Review
Zoning Review is the first stage in the permit process. An unsigned Building Permit application is submitted at this time along with all documents outlined in your Building Permit Information Package (Available on the Building Division's Forms and Applications web-page). If you have not received a Building Permit Information Package, you can start the process by submitting two complete sets of construction drawings and site plans. You will be supplied with a Project Checklist specific to your project that will advise you of any outstanding requirements that are apparent at the time of application.
Building Permit
After Zoning Review approval has been received, you can then apply for your building permit. At this time you will sign the Building Permit Application and remit Permit Fees. Please note that permit applications will not be accepted until Zoning Review has been received and approved, and all outstanding construction drawings and information are received. The Plans Examiner will now review your application for compliance with the Ontario Building Code and advise you in writing of any additional information that may be required.
Why do I need a building permit?
A permit is protection for both personal safety and liability. Permits and subsequent inspections ensure that zoning, health, fire and structural safety standards are met. Regardless of your agreement with your contractor, you as the property owner are responsible for ensuring that the permit is obtained before work commences on the project and all required inspections have been completed and approved. By reviewing and approving building plans before any work is done, we can ensure that buildings comply with:
- The Ontario Building Code
- The local Zoning By-law
- Other Applicable Laws
Building Inspection
Mandatory inspections will occur during important stages of construction to make sure that the work complies with the Ontario Building Code. Refer to the inspection checklist attached to the approved permit drawings for the mandatory inspections specific to your permit. Call inspection line at: (905)476-4301, (905)722-6516, or (705) 473-2210 Ext. 283 to book an inspection. The following information will be required.
- Building permit number
- Project address
- Type of inspection required
- Preferred Inspection Date
- Contact name and return phone number
Important items to remember regarding the inspection process:
- The approved permit drawings must be on site
- The permit card must be posted on site
- 24 hour notice is required for building inspections
- Do not cover or continue construction until each inspection stage is reviewed
- An inspection is required prior to the occupancy of a building
- A final inspection is required to close a building permit
- For a new home, the occupancy deposit is required, when the occupancy inspection and final inspection occur between 3-6 months of each other, the deposit is refunded.
