Do I Need a Permit?

Projects Require a Building Permit

Under the Ontario Building Code Act, a building permit is required to construct, demolish, renovate, alter, install or change the use of a building. The following is a list of typical projects that require the issuance of a building permit prior to construction:

  • Construct a new building
  • Addition to an existing building
  • Structural alterations or moving / adding walls
  • An accessory structure larger than 108 ft. in area
  • Construction of a deck of 24" or greater above grade, porch, balcony or the rebuild of an existing deck
  • Replacement of deck guards
  • Demolish all or a portion of a building
  • Repair or install a sewage system (septic system)
  • Sunrooms or enclosing a porch or deck
  • Solar panel attached to the building
  • Raising a dwelling to provide a full basement or crawl space
  • Install a sign*
  • Install a furnace or wood burning fireplace
  • Pool with a capacity of 2' or more depth of water
  • Establish a home based business
  • Finish basement or constructing basement walkouts
  • Construction of any size building with plumbing
  • Repair or underpin foundations
  • Change the use of a building or unit
  • Create new window or door openings in existing wall
* Signs require a building permit: a ground sign exceeding 7.5m (24'-7") in height; a projecting sign weighing more than 115 kg (254 lb) or a roof sign that has face that is more than 10m (108 ft.). Projects Do Not Require a Building Permit

It is not necessary to obtain building permits to perform the work listed below. Please note, however, you must still comply with the requirements of the Town of Georgina's Zoning By-law and if applicable, the Ontario Building Code. Please contact the Town for zoning requirements.

  • Fences other than for a swimming pool enclosure.
  • Planters and landscaping
  • Replace plumbing fixtures (For example, sink, water closets in existing location)
  • Kitchen or bathroom cupboards without plumbing
  • Painting, decorating and general maintenance
  • Roof shingling
  • Accessory buildings not greater than 10m (108 ft.). However Compliance with the Town's Zoning By-law for property line setbacks and height restriction is required
  • Decks under 24" in height at all points **
  • Replace siding
  • Demolition of a building located on a farm
  • Temporary tent not more that 60m in aggregate ground area, not attached to a building and 3m from other structures.
  • Electrical work (Contact the Electrical Safety Authority 1-877-372-7233)
  • Damp-proofing basements
